Chimney Pro Solutions technician on Seattle rooftop with chimney cap and brush for inspection

The Three Levels of Chimney Inspection (NFPA 211)

The National Fire Protection Association defines three levels of chimney inspection in Standard 211. Each level builds on the previous, adding more detailed examination methods. Understanding which level you need helps you get the right service at the right price.

Level 1 Inspection: Basic Annual Check

A Level 1 inspection is the minimum standard for a chimney that has been in service without changes, used with the same appliance and fuel type, and had no known incidents. It's a visual examination of all readily accessible components.

  • Visual inspection of exterior chimney structure (from ground and roof if accessible)
  • Examination of chimney crown and cap
  • Inspection of visible flashing
  • Firebox examination: walls, floor, damper, smoke shelf
  • Flue opening inspection (no camera)
  • Written report with findings
  • Recommended annually for fireplaces in regular use
  • Typical cost in Seattle: $150 to $250

Level 2 Inspection: When You Need It

A Level 2 inspection includes everything in Level 1 plus video camera scanning of the entire flue interior. The NFPA requires Level 2 inspections in the following situations:

  • Buying or selling a home (required by most real estate contracts)
  • After any chimney fire, no matter how small
  • Any change in fuel type (wood to gas, or vice versa)
  • Any change in the connected appliance
  • After any event that could have affected the chimney (earthquake, lightning, severe storm)
  • When a Level 1 inspection reveals a potential problem requiring further investigation
  • Typical cost in Seattle: $250 to $400

What the Video Camera Shows in a Level 2 Inspection

The real value of Level 2 is the video camera, it reveals conditions completely invisible to the naked eye:

  • Hairline cracks in clay tile flue liners
  • Missing or deteriorated mortar joints within the flue
  • Obstructions from debris, animal nesting, or collapsed liner sections
  • Offset sections where flue tiles don't align properly
  • Improper liner sizing or installation
  • Evidence of previous chimney fires (smoke staining patterns)

Level 3 Inspection: Only When Necessary

Level 3 inspections involve accessing concealed areas of the chimney system, which may require removing portions of drywall, roofing, or masonry. These are only performed when Level 1 or Level 2 inspections reveal a suspected problem that cannot be fully evaluated otherwise. Level 3 inspections are relatively rare and involve additional cost for materials and labor to restore access areas.

For most homeowners, an annual Level 1 inspection with Level 2 every 3 to 5 years provides comprehensive chimney safety monitoring at reasonable cost.

Real Estate Transactions: Why Level 2 Matters

If you're buying a home with a fireplace, insist on a Level 2 chimney inspection. Standard home inspectors examine chimneys visually from the firebox opening, they can't see flue liner cracks, damaged joints, or blockages. A Level 2 inspection before purchase could save you from inheriting a $2,000 to $8,000 liner repair. Sellers may also want a Level 2 inspection completed before listing to identify and address issues proactively.

Frequently Asked Questions

Can I skip from Level 1 to Level 3?▼

No, inspections are progressive. Level 3 is only appropriate when Level 1 and Level 2 reveal conditions requiring investigation of concealed areas.

Is a Level 2 inspection required to sell my home in Washington?▼

While not legally required by Washington state, most real estate contracts and buyers' agents now request Level 2 inspections for homes with fireplaces. We can turn these around in 24 hours.

Do gas fireplaces need Level 2 inspections?▼

Gas fireplaces should receive an annual Level 1 inspection. Level 2 is recommended when changing fuel types, after any appliance change, or when problems are suspected.

"We had a really bad experience with another contractor who took our money and left us with an unfinished and unsafe chimney. We were nervous about hiring someone else after that, but Chimney Pro Solutions made the whole process completely different. They took the time to explain what was wrong, showed us exactly what needed to be rebuilt, and were very clear about the work from the beginning. Their team rebuilt our chimney professionally, kept us updated throughout the project, and made sure everything was completed properly. After what we went through before, it was a huge relief to finally work with a company that was honest, reliable, and stood behind their work. We’re very happy with the rebuild and would definitely recommend them."

"I had a great experience with Chimney Pro Solutions. They were always responsive and willing to work with our schedule. I had a lot of difficulty with other chimney places getting a response or working with my schedule, but these folks actually care about their work and were always respectful and commutative from David responding to my emails and Sean doing the work and texting with updates. If you need high quality chimney services these are your folks! The photos of the before and after work speak for themselves so go ahead and give them a call!"

"Listen, when I tell you, Sean from Chimney Pro solutions is a good dude, I can’t stress it enough. He came out to assess my fireplace and chimney in March after we were smelling smoke in the house days after having a fire. He found my firebox was looking a little rough and that there was a solid amount of creosote in the chimney. He gave me several options for remediation/repair. Due to family emergency I had to leave town for several months. I wound up having reschedule repair service three times and he couldn’t have been more gracious and understanding. As for the service, he did a beautiful job. I didn’t realize how gross my fireplace was. It looks brand new and is safe to use. Plus he was meticulous about cleaning up after himself. I told him he’ll be our first call when it comes time for roof repair! Call these guys!!"
