Chimney cap installation preventing water damage and animal entry on Seattle home

What Happens to an Uncapped Chimney in Seattle

Seattle's 38 inches of annual rainfall falls predominantly between October and April. An uncapped chimney is an open hole in your roof receiving this rainfall directly. Over time:

Water Damage

  • Rain falls directly onto the damper, rusting it and eventually destroying it
  • Water saturates the smoke shelf and firebox, accelerating deterioration
  • Chronic moisture promotes mold growth inside the flue
  • Water wicking through masonry causes freeze-thaw spalling
  • Accumulation in the flue can overflow into the smoke chamber and firebox

Animal Intrusion

Uncapped chimneys are prime nesting sites for birds (especially European starlings and swifts), squirrels, and raccoons. Chimney swifts are a federally protected species, once they've nested in your chimney, you cannot remove them during nesting season. Animal nesting blocks proper draft, creates fire hazards, and often means calling a wildlife removal specialist before the chimney can be serviced.

Chimney swift nests are protected under the Migratory Bird Treaty Act. Removing them during nesting season (May to October in Washington) is a federal offense. Install a cap before they arrive.

Draft Problems

Without a cap, wind can create downdrafts that push smoke directly back into your living space. Pacific Northwest winds from the Puget Sound and adjacent mountain passes can be significant, particularly in exposed locations in Renton Highlands, Bellevue, and coastal areas of King County.

The Cost of Not Having a Cap

  • Damper replacement: $250 to $600
  • Animal nest removal and cleaning: $300 to $800
  • Water damage repair (firebox): $500 to $2,000
  • Liner replacement from water damage: $1,500 to $4,000
  • Masonry repair from water infiltration: $500 to $3,000+
  • Cap installation (that prevents all of the above): $200 to $600

Frequently Asked Questions

How do I know if my chimney has a cap?▼

Look up at the top of the chimney. A cap will be visible as a metal covering with mesh sides above the flue opening. If you're unsure, we can assess it during an inspection.

Can I just put on a cap myself?▼

Caps must be properly sized and mechanically fastened to be effective. Rooftop work requires appropriate safety equipment. We recommend professional installation.

What about chimney swifts, are they protected?▼

Yes, chimney swifts are protected under federal law. If you discover swifts nesting, you must wait until they leave (typically by October) before installing a cap. We can help schedule timing appropriately.

"We had a really bad experience with another contractor who took our money and left us with an unfinished and unsafe chimney. We were nervous about hiring someone else after that, but Chimney Pro Solutions made the whole process completely different. They took the time to explain what was wrong, showed us exactly what needed to be rebuilt, and were very clear about the work from the beginning. Their team rebuilt our chimney professionally, kept us updated throughout the project, and made sure everything was completed properly. After what we went through before, it was a huge relief to finally work with a company that was honest, reliable, and stood behind their work. We’re very happy with the rebuild and would definitely recommend them."

"I had a great experience with Chimney Pro Solutions. They were always responsive and willing to work with our schedule. I had a lot of difficulty with other chimney places getting a response or working with my schedule, but these folks actually care about their work and were always respectful and commutative from David responding to my emails and Sean doing the work and texting with updates. If you need high quality chimney services these are your folks! The photos of the before and after work speak for themselves so go ahead and give them a call!"

"Listen, when I tell you, Sean from Chimney Pro solutions is a good dude, I can’t stress it enough. He came out to assess my fireplace and chimney in March after we were smelling smoke in the house days after having a fire. He found my firebox was looking a little rough and that there was a solid amount of creosote in the chimney. He gave me several options for remediation/repair. Due to family emergency I had to leave town for several months. I wound up having reschedule repair service three times and he couldn’t have been more gracious and understanding. As for the service, he did a beautiful job. I didn’t realize how gross my fireplace was. It looks brand new and is safe to use. Plus he was meticulous about cleaning up after himself. I told him he’ll be our first call when it comes time for roof repair! Call these guys!!"
